Who Pays For What?

In San Francisco County, THE SELLER can generally be expected to pay for:

  • Real estate commission
  • Document preparation fee for deed
  • Documentary transfer tax
  • Notary fees
  • Any city transfer /conveyance tax (according to the contract)
  • Any loan fees required by buyers lender (based on VA or FHA loans)
  • Payoff of all existing loans in sellers name or existing loan balance if being assumed by buyer
  • Interest accrued to lender being paid off, statement fees, reconveyance fees and any prepayment penalties
  • Termite work (according to the contract)
  • Home Warranty (according to the contract)
  • Any judgments, tax liens, etc. against the seller
  • Tax pro-ration (for any unpaid taxes at the time of transfer of title)
  • Recording charges to clear all documents of record against seller
