Who Pays For What?

In San Francisco County, THE BUYER can generally be expected to pay for:

  • Title insurance premiums
  • Document preparation (if applicable)
  • Escrow fee
  • Notary fees
  • Recording charges for all documents in buyers name
  • Termite inspection (according to contract)
  • Homeowner association’s transfer fee (negotiable)
  • All new loan charges (except those required by lender for seller to pay)
  • Interest on new load from date of funding to 30 days prior to the first payment date
  • Assumption / change of record fees for take -over of existing loan
  • Beneficiary statement fee for assumption of existing loan
  • Inspection fees (roofing, property inspection, geological, etc.)
  • Tax pro-ration (from date of acquisition)
